Chinese citizens are also on the Hungarian market because foreigners have bought the most real estate in recent years, Magyar Nemzet wrote on Friday.

In the city center they are mainly for investment purposes, while in the green area of Buda they are looking for real estate for their own use. Real estate agents also felt the importance of Chinese customers: there is a network that operates a separate office for Asian visitors, and elsewhere the website is available in their own language.

The Chinese have become active in the housing market: they increasingly sell or rent real estate, says Károly Benedikt, head of analytics at Duna House. Purchases of real estate by third-country nationals are subject to a license, based on this list every year, the Chinese take over most of the real estate in Hungary. But if we look at them together with EU citizens, they are still in the top three: according to the latest available data from the Central Bureau of Statistics, more than a thousand homes in Hungary were purchased by Germans and Romanians in 2017.

However, mainly as a result of capital transactions in the capital, the Chinese are high on the purchase price: they spent an average of more than HUF 41 million on an apartment for two years. Károly Benedikt said that if you buy a well-located large family home, the 100 to 100 million forint property is not rare, but they are also usually looking for more expensive ones. This is the HUF 50-80 million category at the current price level in Budapest. For example, while Russians, Austrians and Germans are often active players on the Balaton holiday market, those from Asia are almost exclusively interested in the capital. Most of them are tied to their work in Budapest, and on the other hand, public transportation is also important to them because of the family. That's why they don't really think about the agglomeration, "he said.

They love the Buda neighborhoods and the environment of international schools for their own home, but also for the larger family homes. An example of the latter is the XVI. District that has long been a Chinese favorite. However, in the case of investment intentions, they are looking for downtown districts – said Károly Benedikt for the Hungarian nation.
